So you have decided to sell your house. Now you will be facing so many types of potential buyers that you need to be aware of to identify and deal in an effective and efficient manner. Let us take a look at the characteristics of some of these buyers.

FULL CASH BUYERS

These types of ll cash buyers have no issues with financing and will be tough to negotiate due to their lowball offers or their fussy demands on repairs/renovations. You will have to be bit flexible with these buyers as they could close the deal sooner if things go well. And on the other hand be ready to walk-away if their demands become appalling.

SCRAPPY BUYERS

These buyers tend to have cash just sufficient to pay the down-payment and go for a home loan. So expect to spend quite a bit of time with these sort of buyers while they go through the process of getting the loan approved. On the positive side, these buyers aren’t that demanding or cocky like the full cash buyers.

WINDOW SHOPPERS

These shoppers are just dreamers who wish to buy a house one day. They are always poking their heads into every house that is available for sale.  They disguise themselves as low-ball hard negotiators but back off when it comes to sealing the deal. If you suspect such shoppers, do get your real estate agent to do some research on these buyers to see how serious or how soon they are looking to buy.

THE COYOTE

If you had your property on the market for a long time and wasn’t able to sell it, you will start to attract these kind of buyers. They will want to do a thorough check on the extent of the damages on the property. Be extremely careful to be honest and disclose all information as it is and be flexible enough to negotiate down on the price. These buyers could be looking for a bargain deal or might be flippers who buy at a deal and then sell later for a higher value.
