For this reason, sellers should retain the sale agreement, deed, payment confirmations, bank records and other relevant documentation even after the property has been transferred.

Good documentation does more than complete the transaction — it preserves a clear financial history of the sale.

Check 5 — Pay Attention to Unusual Payment Arrangements

Not every unusual transaction is necessarily problematic. However, certain circumstances deserve careful consideration.

These may include payments made by someone other than the buyer, unexplained offshore transfers, amounts that do not correspond with the agreed price, or requests to record a value different from the actual transaction.

Such circumstances should not automatically be treated as evidence of wrongdoing. They are, however, reasons to pause and seek appropriate professional advice before proceeding.

Sellers should retain copies of the deed, sale agreement, payment records, bank transfers, receipts and relevant correspondence.

This becomes particularly valuable when sale proceeds are later transferred overseas or when documentation is required to establish the origin of funds.
